Entertainment Specialty Projects


O’Connor & Co. is preleasing Broadway Center, a 700,000 sq.ft. center located at the intersection of Broadway and Second Streets in Long Branch, NJ. The center will be situated on a land area of nine acres. Opening is slated for Spring 2008. Anchors will include Paramount Theater and New Jersey Repertory. Area demographics include a population of 60,000 within three miles earning $150,000 as the average household income. Market rent is $35 psf. Area retail includes Macy’s and Lord & Taylor. The complex will consist of 150,000 sq.ft. of retail, restaurants, arts and entertainment space, as well as 520 residential units, including two university buildings. The two performing arts theaters, one with 2,000 seats and the other with 400 seats, will be occupied by The New Jersey Repertory Theater and Cornerstone Productions. Phase 1 is slated to open during the summer or fall of 2007; Phase II is slated to open during Spring 2008 and the final phase is set for a Spring 2009 opening.

Courtelis Co. is developing Shops at Bella Vista, a mixed-use project located at the intersection of Northwest Parkway and Interlocken Boulevard in Broomfield, CO. The site is located at the Interlocken Advanced Technology Center just north of Denver. The project will include 94,000 sq.ft. of retail and will be situated on a land area of 12 acres across from the Flatirons Crossing regional mall. Groundbreaking is planned for Spring 2007. The site has a variety of opportunities available for retailers, restaurants, financial institutions and residential units. Area demographics include a population of 539,540 within seven miles earning $75,039 as the average household income.

Caton Commercial Real Estate Group is preleasing Bronk’s Corners, a mixed-use center located on Illinois 59 in Joliet, IL. The open-air center will be anchored by mid-size box retailers with upscale dining establishments and specialty retailers. The site is one of the last land areas on Illinois 59 that is large enough to accommodate more than one tenant requiring 35,000 sq.ft. to 65,000 sq.ft. A two-acre, fully landscaped corner pond, distinctive center courtyards and front and rear parking, as well as 32,000 sq.ft. of second-story office space are among the center’s amenities. Area demographics include a population of 116,000 within five miles earning $86,388 as the average household income. The site has an average daily traffic count of 21,000 vehicles. Opening is slated for Fall 2007.

The Festival Cos. is preleasing Santa Fe Trail Plaza, a 20-acre mixed-use development located at the northeast quadrant of Santa Anita Avenue and Valley Boulevard in El Monte, CA. The project comprises over 190,000 sq.ft. of retail space. The retail merchandise mix for the project will combine junior department stores, sub-anchor tenants, entertainment components, specialty retailers, prominent local retailers, sit-down restaurants and other amenities. The vision for the overall project is to create a town center concept by integrating residential, retail and entertainment components. The site also has 150 residential units that are proposed in the project area adjacent to the retail. Area demographics include a population of 605,334 within five miles earning $59,825 as the average household income.

Opening is slated for next year. The center will be situated on a land area of 44 acres and will include retail shops, restaurants, entertainment, performing arts, banquet and meeting facilities and loft offices one mile east of the Las Vegas Strip. The center will feature a Grand Central Public Market, featuring gourmet and specialty foods anchored by an internationally acclaimed culinary institute; entertainment facilities including a live theater and an entertainment zone; a diamond district featuring a cluster of diamond merchants; a McCarran International check-in terminal; 100,000 sq.ft. of banquet and meeting rooms; 250,000 sq.ft. of loft offices and horse and carriage rides, street vendors and horse-mounted security.
