Turnberry Associates is marketing the vacant former Montgomery Ward store at Genesee Valley Shopping Center in Flint Township, MI, which will be demolished and replaced with a streetscape development that could include a large-format bookstore, restaurants and clothing stores. The streetscape will be developed to mimic the feeling of walking a traditional downtown street. The stores will be accessible from the outside and also connected to the mall. The 122,000 sq.ft. Ward building has been vacant for nearly three years and is considered the most high-profile vacancy in the township’s commercial district.

The Mercado Alliance, which includes LandGrant Development and the Metropolitan Area Advisory Committee, acquired the land to begin construction on San Diego Mercado in San Diego, CA. The companies plan to bring the project to the Barrio Logan neighborhood in an effort to revive economic activity while serving as a catalyst for further development in the area. The companies are planning to develop a 110,000 sq.ft. mixed-use project. The $20 million center will market to the largely Latino residential base by offering a combination of Latino brands as well as community-owned stores. Executed leases currently include El Tigre, the center’s anchor supermarket at 36,112 sq.ft.; Factory 2-U, Radio Shack and Subway among others. The center will be located just off Interstate 5  at Cesar E. Chavez Parkway in close proximity to Chicano Park, the San Diego Pardres baseball stadium, the San Diego Convention Center and the downtown Gaslamp District.

Atco Properties & Management, Inc. is developing The Shops at Atlas Park located in Glendale, NY. The company has completed the first phase of preleasing with Coldwater Creek, Elizabeth Arden Red Door Salon, Jos. A. Bank and Mitchell’s Fish Market. The center will be situated at the intersection of Cooper Avenue and 80th Street in the Glendale section of Queens. The specialty retail center is slated to open next year. It will feature a blend of upscale shops, dining and entertainment destinations surrounding a two-acre, open-air landscaped park, along with a 1,400-car parking garage. The company’s leasing team is targeting fashion-forward men’s, women’s, teen and children’s retailers, as well as jewelry and shoe stores, fashion accessory stores, housewares, gourmet food tenants and a variety of cafes, bistros and restaurants. The project also will include a specialty six-screen cinema.

Creative Family Development Group is developing Harbor Light Landing, a New England-style shopping center, dining and entertainment village situated on Route 53 North in Ottawa County, OH. The center will include a boardwalk, brightly colored banners and bridges with ornate boutiques and treat shops that stretch around a three-acre inland lake with 75,000 sq.ft. of shop space. The center also will include an amusement-sized carousel and other entertainment venues. Route 53 has a yearly daily traffic count of 8.25 million to 11 million vehicles. Currently about 70% of the space is already leased with an anticipated grand opening scheduled for May.

American Nevada Co. is developing Green Valley Ranch, a center located at the intersection of Green Valley Parkway and Interstate 215 in Henderson, NV. Opening is slated for April. When it is complete, it will house 40 restaurants, including P.F. Chang’s China Bistro, and nearly 100 apartments. The city also is looking to occupy street spaces with art galleries, unique galleries and restaurants. Area demographics include a population of 175,455 within five miles earning $83,430 as the average household income.

Lightstone Group is planning to add nine new stores to Prime Outlets of Williamsburg located in Williamsburg, VA. The $10 million expansion will be completed by the Fall. Six of the nine stores are new to the Williamsburg marketplace, including GAP Outlet, BCBG Maxazaria, an upscale women’s fashion store; Coldwater Creek, Aeropostale, Kirkland’s and Oakley Vault, which offers sunglasses and other fashion accessories. The other four stores are expanded versions of ones already operating in the area, including Polo Ralph Lauren, KB Toys Outlet and J. Crew Factory Store. The 50,000 sq.ft. expansion will be added to the existing 285,000 sq.ft. The stores will be built across from the Reebok and Tommy Hilfiger Co. stores. The expansion also includes additional parking and landscaping.
